Sales:
We organize your viewing trip in Bulgaria. Please be informed that Hot Homes DO NOT charge for showing you around. We can also arrange your flight to Bulgaria, as well as collect you from whichever Bulgarian Airport you land.
Arrange accommodation. At your disposal we have rental apartments and rooms for daily and long term rent. Apartments are located in a newly built block and staying there you can enjoy gorgeous views to the city of Veliko Tarnovo. A number of hotels and guest houses invite you as well.
Setting up a company and a bank account. Register a company is the main precondition to enable you to purchase a property in Bulgaria. Setting up a company is easy and quick process, and usually it takes about 5 working days. Once you have a company formed you can proceed with the purchase of the property you decided to go for. Our company has a team of a lawyer and a certified translator, who perform the whole process of the company formation, including preparation of the required paperwork in Bulgarian and proper English translation, as well as apply to the Court in your favor, collect court decision and BULSTAT Certificate, declare your company where necessary. Our fee for setting up a company is EUR 580, including all charges.
Preparation of preliminary contracts. Once you decide on a certain property to go for our English speaking consultants will prepare a preliminary contract to sign by you and the vendor. Our lawyers will make the necessary checks on the tile deeds, etc. to make sure that property is not encumbered by any real burdens. Usually at the time of signing the preliminary contract you put a deposit of approx. 10% of the selling price to reserve the property and take it off the market.
Signing the final contract for purchase of a real estate (Title deed) on your behalf. A lot of customers leave the agency a power of attorney in order to enable us finalize the purchase on their favour. This is a very good option in case you do can not afford to leave you job for a certain time in order to come and finalize the purchase of your property or do not have this time. We collect the title deed in the office till you come and collect it personally or send it by DHL or another courier. You receive an accurate English translation of every single document you sign.
Aftersales
Change water and electricity into your name and setting up a direct debit to pay your monthly utility bills FREE OF CHARGE. You representative from Hot Homes will open a bank account in Bulgarian levs in your name through which you are going to pay your monthly, utility bills (water, electric, property insurance, alarm, etc.). You only need to cover the amount of money to deposit in this account.
Declare your property before the Tax office FREE OF CHARGE. Your new property must be declared before the Local Tax Office within max. 2 months time from signing the Title deed.
Annual accountancy service. Our accountants will prepare and submit an annual tax declaration on behalf of your company. You are obliged to submit the said declaration until 31st March every year. Our annual fee for this is 100 Euros.
Property insurance and alarm system of your new home. We strongly recommend you to secure your new home. You or your representative from Hot Homes conclude a contract for insurance with the respective company, so you will make sure your property is protected even if you are not there all the time. A very good option is a local alarm system or such connected to the local police. This is an enough guarantee that your home will be safe and the risk of any damages is minimized.
Help with getting a residence in Bulgaria FREE OF CHARGE. Your representative from Hot Homes will assist you with everything you need to move to Bulgaria. In order to be able to reside in Bulgaria on permanent bases you need to get a Card of a foreigner residing for a long time in Bulgaria. There is a set of documents you need to prepare and present to the Local Police Office (some of them signed before a Notary Public), for which we fully assist free of charge.
Organize any type of renovation works. We maintain good contacts with local builders to do any works you might need to develop your property. There is a contract for reconstruction works to be concluded between you as a client and the builder as a contractor. The contract fix all the general points like: date for completion, price for the service, terms of payment, penalties and sanctions, etc.
Property maintenance. We believe that the best one to look after your property is a local person from the village where you buy your property. There is a contract to be signed between you and the local person in charge, which fix general points like: description of activities (this may include regular checks of the property, grass water and cut, air the property, turn on/off the main water and electricity before / after your visit, etc., price of the service, clean the property, etc.) Usually the person responsible gets a monthly salary, which depends on the scope of activities he/she performs.
